5 Executive Apartments 

SW London

Freehold former public house acquired in 2019 with equity partners, providing 4,000 square foot with potential for redevelopment.  Since acquiring the building, we have uplifted consent over 3 floors and currently exploring potential for adding another floor.  Once developed the residential units will be developed and sold.

A series of investment and development projects have been acquired and developed with both our own funds and equity investments in London which consist of a mix of freehold and leasehold residential houses and apartments purchased through private treaty, auction, brokers and commercial agent relationships.

Commercial Conversion To 8 Artisan Apartments

NW London

The former builder’s yard and office building was acquired with equity investment partners back in 2018.

 

Obtained planning consent for redevelopment of the site to provide a mix of 8 residential apartments and  commercial office building.  The site was sold in 2020 with the benefit of future potential for an additional 2 dwellings.

5 Executive Apartments

SW London

Acquired Freehold building in with equity partners and secured planning within a conservation area for the development of a penthouse apartment, three 2 bedroom apartments and a large 3 bedroom family garden apartment

 

Design incorporated contemporary detailing whilst retaining the charm and period character of the original and imposing Victorian building.

Commercial Investments

Clapham SW4

The former office building was acquired with a blend of personal and private equity investment.  As the building had been vacant prior to the sale for some time, we completely overhauled the entire building whilst adding a further 25% office space.

 

Following completion of the works programme the debt was restructured with a specialist commercial P2P lender and let out to several tenants to optimise revenue.

 

The asset has since been refinanced with a commercial bank and retained as part of our office investment portfolio.

Prime Residential Summer House

Chelsea

A leasehold property was secured within 24 hours of launch on the open market which was offered for sale with the benefit of a substantial rear garden.   A planning application has been submitted for an extension to the principal dwelling and development of a large garden summerhouse which when combined will more than double the total habitable space.

Commercial Office Investments

Putney Riverside

Acquired commercial units in shell and core from a major housebuilder.  We completely redesigned the floor area and added a mezzanine level which increased the office floor and income 40% significantly enhancing capital values.

Asset Management Investment Portfolio

A portfolio of 28 houses was acquired located mainly in Manchester and the Midlands which required significant investment and refurbishment.  During the time of our ownership we valued each building individually and developed those assets as well as successfully asset managing and sorting out any planning issues and occupational tenants.
